			<content:encoded><![CDATA[<p>PK Storage designed and built a mezzanine with offices to create an additional 200sq/m of office and store space above normal working height for mobile phone distributor London site. The installation of the mezzanine floor took 4 days and the offices including fire rating were completed in an additional 10 days. The result was a fully functioning office formation with the ground floor functioning as it previously did before the project was undertaken.</p>

			<content:encoded><![CDATA[<p>PK Storage Solutions commissioned to build a mezzanine extension to existing concrete mezzanine over offices to ground floor. We included for 2 additional staircases to gain access to the new office build on the new extended mezzanine area. We installed a part K staircase leading to warehouse and a part M staircase fully enclosed with fire rated partitions from ground floor warehouse/existing ground floor office entrance. Leading to new offices on extended mezzanine area. We encapsulated the new ground floor kitchen offices and first floor offices in a 1 hour jumbo stud insulated partitioning system (double boarded either side of 150mm steel studs) from ground floor up to roof trusses. The result was a fully functioning extended office environment, separate to the warehouse operation.</p>

			<content:encoded><![CDATA[<p>The last thing a warehouse operator needs is for the facility to have to close while repairs are carried out to settled floor slabs, with all the costs associated with such disruption.  Nowadays, polymer injection processes are becoming widely used to remedy settled floor or rocking slabs, as they allow the strengthening of floors with minimal disruption. There are no excavations, business can continue as normal, and even racking does not need to be removed while the repairs are carried out.</p>
<p>The process involves the injection of liquid polymer resin through 15-20mm diameter holes drilled through the floor slab. The material immediately expands to fill any voids and consolidate the ground, and then exerts force in an upwards direction to gently lift the flooring where required. Because of the rapid set-off time of the resin, the slab lifting method is highly accurate and controllable, with movement being carefully monitored by laser level to avoid overlift.</p>
<p>With this method, it is possible to either lift the flooring, or to simply strengthen the sub-base. The geopolymer resin offers the benefits of significantly increasing load bearing properties of the fill and sub base, long-term stability, thermal insulation and impermeability.  Only 10% of the weight of concrete, the material does not add weight or stress to the surrounding soil. While the ground strengthening is carried out, work can continue in the facility, with the process being applied to one small area at a time and the rest of the commercial operations proceeding normally. No dust or mess is created.</p>
<p>The material achieves 90% of its strength within 15 minutes, enabling areas to be re-used immediately following treatment.</p>
<p>Depending on the type of storage being carried out, a facility may add a <strong>mezzanine floor</strong> rather than expand to new premises in an economically constrained climate. By the same principle, strengthening the ground <strong>for mezzanine columns</strong> without having to sacrifice time or retail opportunity makes polymer injections an attractive option.</p>
<p>Slab Lifting, Deep Injection and PowerPile systems are available for the optimum results, offering what it describes as the best and fastest strengthening options for different ground conditions.</p>
<p>Work is backed by a standard 10 year materials guarantee, and this method is now widely accepted by insurers, local authorities and consulting engineers.</p>

			<content:encoded><![CDATA[<p><strong><span style="text-decoration: underline;">Mezzanine Floor with office to ground floor and mezzanine level for Blank Products Ltd.</span></strong></p>
<p>We were contacted by Blank Products to design and build a <a title="Mezzanine Floors" href="http://www.pearsonknight.co.uk/mezzanine-floors/">mezzanine floor</a> and to include offices on the mezzanine together with a reception/trade counter to ground floor leading to storage warehouse including racking installation.</p>
<p>Blank Products appointed P.K. Storage Solutions after negations and we installed the mezzanine complete with one Part K access staircase which was accessed via the warehouse and through a door at the base of the staircase/reception.   P.K. Storage also formed a window at mezzanine level in the building cladding to match the existing ground floor windows.</p>

<p>The window was manufactured from aluminium and powder coated to the clients corporate colours on the inside and the landlords colour to the outside.   An additional toilet was formed on the mezzanine together with kitchen area.   The project was successfully completed and we have had several referrals to date.</p>

<p>Wiltshire Farm Foods the UKs leading meals delivery service, appointed P.K. Storage Solutions to design and build a 325.00 m2 fire rated <a title="Mezzanine Floors" href="http://www.pearsonknight.co.uk/mezzanine-floors/">mezzanine floor</a> installation at their new premises in the West Midlands. The floor would provide office accommodation on the mezzanine together with a storage area for shelving.  Beneath the mezzanine floor would be a purpose built freezer unit housing live storage conveyors.  The design criteria called for a mezzanine floor capable of spanning directly over the freezer without any internal supporting columns. The ground bearing pressure of the building was unusually low and this also needed to be taken into consideration.  In addition a large span between supporting columns at the front of the freezer unit was required to allow powered trucks to drive into the freezer via ramps</p>

<p>The solution we offered worked for our clients and the mezzanine floor was designed and  calculated to include additional supporting columns at the rear and the front of the freezer unit with large base plates to spread the load. The base plates were also grouted to elevate any point loading on the ground floor slab.</p>
<p>The result is a workable solution to our clients who now have office accommodation and storage space above the freezer unit with a good percentage of working space in front of the roller shutter doors.</p>

			<content:encoded><![CDATA[<p>We should like to bring to your attention a product known within the steel market as &#8216;Strongbox 235&#8242;.  Strongbox is a cold formed square hollow section manufactured for the general engineering market to suit a requirement for low-grade &#8216;box&#8217; use in non-structural applications.  This product does not undergo the rigorous testing to ensure structural capability.</p>
<p>The British Standard for design of structural steelwork BS5950 does not permit the use of any structural member of steel less than grade 275.  Despite looking the same as fully compliant cold-formed sections, there is a different manufacturing process and hence the only mechanical property guaranteed is its minimum yield strength.<br />
The Steel Construction Institute Advisory Desk notes&#8221;&#8230;..it&#8217;s strongly recommended that Strongbox 235 section should not be used in structural applications; in particular where design must comply with building regulations and/or design codes&#8221;</p>

<p>AD 271 Strongbox® 235 Hollow Sections and Structural Applications</p>
<p>Although the issues relating to specifying Hot Finished (BS EN 10210) and Cold Formed (BSEN 10219) structural hollow sections have been addressed in AD 259 we continue to receive questions in this area; in particular, concerning the use of Strongbox® 235 in structural applications.</p>
<p>Strongbox® 235 is the brand name of a range of cold-formed hollow sections manufactured by Corus Tubes for the general engineering market requiring a low-grade ‘box’. It is strongly recommended that this range of hollow sections should not be used in structural applications.Corus Tubes do however manufacture two alternative ranges of hollow sections for the structural sector, Hybox® and Celsius® 355. </p>
<p>Since Strongbox® 235 is intended for the general engineering market it is not manufactured to a particular product standard and hence the only mechanical property guaranteed is its minimum yield strength ReH of 235 N/mm2. None of the other mechanical properties required of a structural steel are guaranteed; namely, minimum tensile strength Rm, Charpy Impact properties at specified test temperatures and minimum percentage elongation requirements. Further, hollow sections in the Strongbox® 235 range are supplied with a Test report type 2.2 (not subject to ‘specific’ inspection and test requirements) and hence do not conform to<br />
clause 2.1.3 of BS 5950-2: 2001. This clause requires that all steel used in structural applications in buildings must be subjected to ‘specific’ inspection and testing requirements, which is satisfied by a 3.1.B Inspection certificate. Reference should be made to the product standards for structural steels, BS EN 10021 and BS EN 10204 for an understanding of ‘specific’ and ‘non-specific’ inspection and testing requirements at manufacture as well as<br />
the accompanying certificates and reports. </p>
<p>In addition, Strongbox® 235 hollow sections are manufactured to the dimensional tolerances of BS EN 10219 with the exception of the weight tolerance. The lack of a weight tolerance means that the section properties of the Strongbox® 235 hollow section range are smaller than the section properties of Cold Formed hollow sections, which fully conform to BS EN10219. Corus Tubes do provide tables of section properties for Strongbox®235 for situations where ‘designs’ are not intended to comply with the building regulations and / or design codes.</p>
<p>In view of the above it is strongly recommended that Strongbox® 235 hollow sections should not be used in structural applications; in particular, where designs must comply with the building regulations and / or design codes. </p>
<p>The two fully compliant ranges of hollow sections manufactured by Corus Tubes for use in<br />
structural applications are:</p>
<p>Cold Formed Sections to BS EN 10219 S355J2H: Brand name – Hybox®<br />
Hot Finished Sections to BS EN 10210 S355J2H: Brand name – Celsius® 355</p>
